What kind of project do you want to talk about?

We do eight hardwood service lines across Massachusetts: solid hardwood installation (from $10/sq ft labor), pre-finished plank installation (from $5/sq ft labor), engineered hardwood install over slab or above grade (from $10/sq ft labor; adhesive runs roughly $4/sq ft on top), refinishing and sanding of existing floors (from $4/sq ft labor), custom stain and color matching on top of a refinish (from $1.75/sq ft labor), luxury vinyl plank for waterproof rooms like basements and mudrooms (from $6/sq ft labor), board replacement and spot repair (custom-quoted per visit), and commercial work with after-hours scheduling for restaurants and retail. Material is always quoted separately and varies by species, width, grade, and finish system.

If you are not sure which service you need, that is fine. Most homeowners who call us are not sure either: they know the floor looks tired, or that a section is damaged, or that a renovation is changing what is underfoot. Tim or Steve will walk you through the options at the in-home visit. Often refinishing is the right answer when the homeowner thought replacement was; sometimes replacement is the right answer when the homeowner hoped refinishing would suffice. We will tell you which, honestly, with the math.

A typical first phone call takes about ten minutes. We ask what kind of room or rooms, what's on the floor now, when the project needs to be done by, and whether you have a budget range in mind. With those four data points we can usually tell you whether we are the right fit before driving out for an estimate. We do not do high-pressure sales calls; we do not push products you do not need; we do not try to talk you into a larger project than the one you came to us for. If the right answer is a smaller scope than you expected, we will say so.

For property managers, builders, and commercial clients, we are happy to discuss multi-unit pricing, multi-phase scheduling, and after-hours work over the phone before a site visit. Certificates of insurance, lien waivers, and W-9s are ready on request. Standard general-liability is $2,000,000; additional-insured endorsements available for HOAs, property managers, and general contractors that require them.

If you are planning a renovation that includes flooring as one trade among several (kitchen redo, basement finish, addition, whole-house refresh), tell us where flooring sits in the sequence and we can advise on timing. Generally hardwood goes in after drywall and paint, before final trim and cabinet install, with cabinet undermounts taped off during finish coats. Refinishing existing hardwood is often the last trade on a renovation, after every other dust-producing job is done, so the freshly-cured finish does not get scuffed by the next trade through. We will not commit to a start date that puts our finish coats in the path of another contractor's debris.

One last note on response time. We answer the phone Monday through Saturday during business hours. We return voicemails the same business day. Email responses on weekdays are usually inside a few hours, almost always same day. Sundays and major holidays we are off; messages left then get a Monday-morning response. There is no after-hours emergency line because hardwood floor questions almost never require one; if you have an actual water emergency that has flooded a hardwood floor, your first call should be to a water-mitigation company, then us. We will tell you the same thing on the phone.

Do you charge for an in-home estimate?

No. Every in-home estimate is free, in writing, and itemized. We do not require a deposit for the visit, we do not quote sight-unseen, and we do not pad the estimate with travel time if you're inside our regular service area across Eastern Massachusetts.

How long does it take to get a written proposal?

Within 48 hours of the in-home visit. The proposal lists labor by service line and square footage, material by species and quantity, schedule with a fixed completion date, and warranty terms in plain English. No vague line items.

What is your service area?

Can I send photos of my floor for a rough estimate?

You can send photos to sales@ksfloors.com and we can give you a ballpark range, but the final number always comes from an in-home visit. Subfloor condition, lighting, adjacencies, and species identification all need eyes-on, and photos rarely show all of it accurately.

Do you work in occupied homes?

Yes. Most Massachusetts families stay in the house through a refinish or a phased install. We seal off work zones with zip walls, run HEPA dust-containment sanders, and coordinate schedule around your routine. We can work in phases when whole-house occupancy matters.

What insurance and licensing do you carry?

$2,000,000 general liability, full workers' compensation, and the appropriate Massachusetts contractor registration. Certificates of insurance furnished on request, including additional-insured endorsements for condo associations or property managers that require them.

South Shore home base. Our shop is in North Easton, MA 02356, on the border of Bristol and Norfolk Counties. South Shore towns we cover regularly include Easton, North Easton, Mansfield, Foxboro, Attleboro, Wrentham, Sharon, Stoughton, Canton, Walpole, Norfolk, Hanover, Hingham, Marshfield, and Scituate. This is home territory, where our grandfathers started the trade in 1928. Most South Shore housing stock is capes, ranches, mid-century splits, and 1980s-90s colonials, with pockets of pre-1900 village colonials around the town commons.

Metro Boston inner ring. Newton, Wellesley, Westwood, Weston, Medfield, Canton. The premium-spec towns where we install our most editorial work: wide-plank rift-and-quartered white oak, hardwax oil finishes, custom dark stains on red oak that pull toward walnut. Heritage refinishes in 1920s and 1930s estates are common.

MetroWest corridor. Natick, Hopkinton, Marlborough, Westborough, Southborough, Northborough, Franklin. Newer construction dominates here; pre-finished plank install runs at a higher mix than on the South Shore because homeowners are often racing a renovation deadline. Larger lots and larger square footage are typical.

Cape Cod. Year-round homes and seasonal second homes both. Engineered hardwood often the right product because of coastal humidity swings; appropriately acclimated solid plank in year-round homes where indoor conditions stay stable. Sandy entries, salt-air exposure, and seasonal occupancy all factor into product selection.
